A Planned Unit Development (PUD) allows a landowner to propose their own development project largely independent from current land use regulations otherwise applicable to that property. A PUD Master Plan is required when a PUD is proposed. A PUD master plan is akin to a special zoning district designation for a particular tract of land in terms of uses, dimensions, and other development standards.
The process of approval for a PUD Master Plan is through the Planning Board in accordance with Section 5.2 of the Londonderry Zoning Ordinance, and if adopted, the PUD Master Plan is the regulatory document that governs how the project is developed.
On October 2, 2013, the Planning Board approved the Woodmont Commons PUD Master Plan. With the adoption of the PUD Master Plan, all future site plans and subdivisions within the PUD will be reviewed in accordance with the PUD Master Plan.
